People-Unit Occupancy

Units are to be occupied by a single family only (or individual) plus 1 other related or unrelated person 3 or more single adults living together, related or unrelated, is not considered a “single family”

No separate or constructed apartment is allowed within any unit.

No unit is to be used as “student housing.” Garden Villa is not approved for BYU student housing

Parking-

Only two vehicles used by listed unit occupants as their primary mode of transportation are allowed unless otherwise approved in writing. All approved vehicles must display an association issued windshield sticker at all times. No parking in red zones. Yellow zones are for temporary guest parking only. No double parking in front of carports or over common sidewalks. Violating vehicles will be towed.Trailers, campers, motorcycles, ATV's, motor homes, watercraft, snowmobiles, inoperable or un- approved vehicles are not allowed to be parked or stored, or auto repairs made, anywhere at Garden Villa

Pets-

Garden Villa has a no pet policy. Only certified service animals or “grandfathered” pets are allowed.

Allowed pets are to be kept on a leash outdoors and controlled when near other residents.

Pet waste is to be cleaned up immediately and disposed of properly.

All pets must be registered with Provo city and have all required shots

Property-Unit Maintenance

 Carports and patios are to be kept clean and tidy and free of unsightly items at all times. Placement or storage of such items as  furniture, appliances, mattresses, boxes, ladders, tarps, construction materials, debris and unapproved vehicles are not allowed in carports and patios or on association property. Vehicle oil leaks are to be cleaned up immediately. Waste Containers are to retrieved and put away on same day as emptied by the city or waste company. No addition or alteration to any unit or carport/patio is allowed without prior written approval. Loitering and Littering is strictly prohibited.

Pool/Pavilion

Guests are to be accompanied by residents at all times with a maximum of 5 guests per unit.

Children under 17 must be accompanied by a responsible adult 21 or over at all times.

Diaper-age children are not allowed in the pool area.

Food is not allowed at poolside. Water in plastic bottles is acceptable.

Gate must be kept shut at all times and approved pets are not allowed in pool area (State Law)

Lower umbrellas, clean surrounding area and straighten up furniture after use.

Cost of pool key replacement is $100.00. Owners are responsible to pass on pool keys to new owners.

Advanced reservations (with $50.00 refundable deposit) is required for Pavilion use.

POOL RULES

1. Gate must be closed at all times and not left ajar. UTAH STATE LAW

2.  Adult residents must accompany visitors and control their key.

3.  Only 5 guests are allowed per condo unit at a time.

4.  An adult must accompany resident children under the age of 17.

5.  Lifesaving buoy is for emergency use only!

6.  No diaper-age children in water--portable swim pool available.

7.  Swimming suites are required, no cutoffs or jeans allowed.

8.  No food, glassware, alcohol or smoking allowed in pool area.

9.  Pets not allowed within the pool area or tied to outer fence.

10.  No running on deck, boisterous or rough play allowed.

11.  No climbing on fences, gate, pool house or furniture.

12.  Straighten pool furniture as you leave and turn down umbrella.

13.  Clean up area used and put trash in the bin provided at pool house.

14.  Last person to leave must turn off lights located at pool house.
